What are property management options?

Property management services include:

  • Collecting rent.
  • Finding (and evicting) tenants.
  • Chasing up on arrears.
  • Maintaining the condition of the property.
  • Organising maintenance jobs.
  • Conducting regular inspections.
  • Ensuring compliance with the specific state or territory’s property laws.
  • Managing bills.

When using someone to handle your property management tasks, you have three options:

  • Negotiate a service contract with a property management firm. Contracting with a professional property management firm avoids most of the complexities of hiring an individual.
  • Hire an individual.
  • Do it yourself.

    Can a property manager give you a copy of the lease?

    Depending on the management agreement and any local laws, a property manager may or may not give a copy of the lease agreement to a property owner. If you have questions about lease terms or the lease signing process, you should have your contract reviewed by a licensed attorney familiar with landlord-tenant laws in your state.

    When do I need to renew my lease with a property manager?

    If a property manager is looking after the property on your behalf, you simply need to advise them that you wish to renew the lease terms, usually before the tenancy ends.

    When does the owner of a property sign the lease?

    The owner/manager receives the signed rental contract and also signs the contract. At this time, when both parties have signed the lease, the contract is considered binding to terms outlined in the agreement. Both parties get a copy of the signed lease agreement.
